How the result is calculated
The scenario applies a 55% TDSR ceiling and a 30% haircut to variable income. Eligible assets are converted to monthly income over 48 months: qualifying pledged SGD cash or fixed deposits are recognised at 100%, pledged stocks and bonds receive a 30% haircut, and unpledged assets receive a 70% haircut. Residential bank loans use a 4% calculation floor and MAS LTV tiers of 75%, 45%, or 35% based on outstanding housing loans. At the normal tenure tier, minimum cash is 5% for no outstanding housing loan and 25% otherwise; the remaining downpayment is shown as potentially payable from CPF OA, subject to CPF usage rules. The commercial illustration uses a 5% calculation floor and lender-specific 25-year and 80% assumptions, with no CPF use. HDB flats and applicable executive condominiums also use the 30% MSR ceiling. Banks may apply stricter policies.

Can I refinance an HDB loan to a bank?
Potentially yes, subject to bank approval; the switch cannot later be reversed back to an HDB loan. Source: MoneySense home-loan guide.
Will refinancing change my monthly instalment?

Yes, if the bank agrees; a shorter term raises the monthly instalment and may affect affordability. Source: MoneySense home-loan guide.
Can refinancing extend my loan term?

Does a debt-reduction plan guarantee an investment-property refinance?

Banks generally use an income-weighted average age for joint borrowers when applying age and tenure rules. Source: MoneySense property affordability guide.

Not always; the effect depends on that borrower’s income weight, but the income-weighted age can reduce available tenure. Source: MoneySense property affordability guide.
